Market value
Each property is compared with price per square metre references for the same area, built from official statistics, and with the known history of similar properties.
The price assessment places the property within the official statistics office (INE) values for the municipality, according to type, area, condition and features, with a value range and prices per strategy, exportable as PDF. It is an indicative estimate, not a certified valuation.
Risk across five dimensions
The risk indicators cover legal signals, market, location, data quality and operations. An opportunity indicator combines the discount against the market reference with the confidence in the data behind it.
Costs, taxes and margin
The simulation brings together the price, purchase taxes, registration, commissions when known and the works you enter, and calculates the margin and the maximum bid in three scenarios.
